Let's look at a few of these:
- Showing Availibility: Some sellers only allow showings during the day or on weekends, which limits the number of buyers who may only have time at lunch to view properites. Or, the buyer may have to work on weekends. Bad idea, Mr. Seller! Sellers want to make showing a home convenient, so the buyer has the best experience...
- Overpriced Homes: As a buyer you want to pay the lowest price, right? Overpriced homes just sell their competition. A savvy buyer will look at an overpriced home, then stroll on to the next home in the area that is priced competitively and submit offers on those homes.
- Cluttered Space: Would you buy a car with a bunch of stuff in it? Never! Why wold someone buy a home that was cluttered?
- Unwilling to Negotiate: To me, this is a breakdown in the selling agents ability upfront before even listing the property for the seller! You're FIRED Mr. Agent...
- Unpleasant Odors: Unless it is a severe sellers market, stinky homes turn off any serious buyer. I have had buyers walk out of the house in less than 10 seconds after smelling cat urine. Clean the home Mr. Seller.
- Seller Won't Make Repairs: I usually recommend sellers perform a pre-inspection costing around $300-$600 depending on the square footage. This helps the seller identify what little things should be fixed, (usually health and safety items) so that the buyer finds little wrong and has a great experience after performing their inspection! Doesn't it make sense to remove any surprises up front?
