Helicopters and Real Estate?















Aerial photography is the taking of photographs of the ground from an elevated position. While this isn't new technology, many haven't seen it. This is a five blade helicopter. 

It is a great for elevations, pools/yards and tight areas that aren't too wide. You can see the entire scope of a property. Neighboring developments and access routes are easily distinguished.  I bet this technology will become widely used in the next few years. And, prices will come down too!

The Difference Between a Loan Pre-Qualification and Loan Pre-Approval?


What is the difference between a pre-qualification and a pre-approval? Learn from John who has been in the mortgage business for over a decade.

A mortgage loan pre-qualification is simply an estimate of how much house you can afford and how much money a lender would be willing to loan you.

Getting pre-approved means that you have a tentative commitment from a specific lender for mortgage funding. In this case, you provide a home loan lender with actual documentation of your income, assets, and debts. Once you are approved, the lender will give you a letter of commitment, stating how much money her bank is willing to loan you for a home purchase. With a pre-approval in hand you can start your shopping - real estate agents and sellers will take you much more seriously when they see you have your mortgage funding in place.

Great time to sell in San Diego

Hello 2013 and a smoking hot sellers market. It is a fantastic time to sell in San Diego because inventory is at record lows as well as incredibly affordable interest rates. (about 1/2 the average rate over the last 100 years) With such low inventory sellers are currently at an advantage. Interest rates may stay low for at least the next year or so according to "experts." 

Accurately priced homes are selling like hotcakes, so if you have had any thought of selling your home, now is the time!

Did you know that some people ask to purchase a property with an HOA? Some people see no benefits to paying HOA fees and so they don't buy properties where there are fees. Other like being in these types of neighborhoods, as they often offer things like pools, gyms, tennis courts, maintenance of the common grounds or exterior of the buildings etc.

If you don't want to pay these fees, it's simple don't buy in a development where there are fees. Before buying anything you should definitely find out if there are fees, if so how much, and what they cover. These neighborhoods often have all sorts of rules and regulations and they're not necessarily bad but you need to know before you buy.
