Thinking of Selling? Why Now May Be The Time | Keeping Current Matters
It is common knowledge that a large number of homes sell during the spring-buying season. For that reason, many homeowners hold off on putting their home on the market until then. The question is whether or not that will be a good strategy this year. The other listings that do come out in the spring will represent increased competition to any seller. Do a greater number of homes actually come to the market in the spring, as compared to the rest of the year? The National Association of Realtors (NAR) recently revealed which months most people listed their home in for 2015. The three months in the second quarter of the year (represented in red) are consistently the most popular months for sellers to list their homes on the market. Last year, the number of homes available for sale in January was 1,860,000.

That number spiked to 2,280,000 by May!

What does this mean to you?

With the national job situation improving, and mortgage interest rates projected to rise later in the year, buyers are not waiting until the spring. They are out looking for a home right now. If you are looking to sell this year, waiting until the spring to list your home means you will have the greatest competition for a buyer.

It may make sense to beat the rush of housing inventory that will enter the market in the spring and list your home today.

NAR Reports Reveal Two Reasons to Sell This Winter | Keeping Current MattersWe all realize that the best time to sell anything is when demand is high and the supply of that item is limited. The last two major reports issued by the National Association of Realtors (NAR) revealed information that suggests that now is a great time to sell your house. Let’s look at the data covered by the latest Pending Home Sales Report and Existing Home Sales Report.

THE PENDING HOME SALES REPORT

The report announced that pending home sales (homes going into contract) are up 3.9% over last year, and have increased year-over-year now for 14 consecutive Lawrence Yun, NAR’s Chief Economist, expects demand to remain stable through the final two months of the year, and “forecasts existing-home sales to finish 2015 at a pace of 5.30 million – the highest since 2006.”  Takeaway: Demand for housing will continue throughout the end of 2015 and into 2016. The seasonal slowdown often felt in the winter months hasn’t started and shows little signs of being near.

THE EXISTING HOME SALES REPORT

The most important data point revealed in the report was not sales but instead the inventory of homes on the market (supply). The report explained:
- Total housing inventory decreased 2.3% to 2.14 million homes available for sale
- That represents a 4.8-month supply at the current sales pace
- Unsold inventory is 4.5% lower than a year ago
There were two more interesting comments made by Yun in the report:
1. "New and existing-home supply has struggled to improve, leading to few choices for buyers and no easement of the ongoing affordability concerns still prevalent in some markets."
In real estate, there is a guideline that often applies. When there is less than 6 months inventory available, we are in a sellers’ market and we will see appreciation. Between 6-7 months is a neutral market where prices will increase at the rate of inflation. More than 7 months inventory means we are in a buyers’ market and should expect depreciation in home values. As Yun notes, we are currently in a sellers’ market (prices still increasing).
2. "Unless sizeable supply gains occur for new and existing homes, prices and rents will continue to exceed wages into next year and hamstring a large pool of potential buyers trying to buy a home.” As rents and prices increase, potential buyers will not able to save as much for a down payment and many may become priced out of the market. 

Takeaway: Inventory of homes for sale is still well below the 6 months needed for a normal market. Prices will continue to rise if a ‘sizeable’ supply does not enter the market. Take advantage of the ready willing and able buyers that are still out looking for your house.

If you are going to sell, now may be the time.

The Ultimate Open House Checklist

You know what they say about the master bedroom: “This is where the magic happens.” It’s certainly a top priority for buyers-after all, this is where they’d spend a solid eight hours of their day. So, for your open house, make sure your master bedroom is a peaceful place that makes buyers wish they could snuggle up and take a nap right away.checklist of everything you need to do to get your master bedroom open-house-ready.

Make the bed. You’d be surprised how many homeowners leave without making the bed. This is not your real estate agent’s job. (Unless you’re 13 years old and you hired your mom as your agent, but even then, come on!) Your bed should be made for every open house and every showing.

Make the bed beautiful. Now’s the time to match your sheets, pillows, blankets, and duvet. Think Pottery Barn or West Elm. And fluff those pillows!

Create a  seating vignette. If you have the space, try staging a plush chair with a small side table and reading lamp. It will allow buyers to picture themselves there, taking a much-needed timeout.

Paint a neutral color. Your real estate agent will always urge you to paint your whole house a neutral color—and this tip is more important in the master bedroom than anywhere else. Add pillows, throws, and rugs for pops of color.

Spin it to win it. A slowly rotating ceiling fan helps create a relaxing mood—but make sure to clean the blades first.

Breathe deeply. The only scent in the air should be that of a clean, fresh room. We’re not big on air fresheners, but a simple diffuser can add a subtle fragrance. A potted orchid can also add a sophisticated touch.

Light it up. Yes, you sleep in the dark, but don’t greet buyers with a dull, dim space. That single overhead light is not enough. Put a lamp in the corner and a couple next to the bed.

We said: Light it up! It’s great if you've got serious drapes, but please open the blackout shades before leaving the house. Buyers love natural light.

Stage the bedside tables. Ditch the unread US Weekly and tangled iPhone cables, and replace them with a simple clock, a decorative vase, and a book or two. Reading “ The Liar“? Set it next to the bed. It might be that one thing that helps you connect with your buyer.

Sweep/mop/vacuum/dust. Basically, clean the bedroom from top to bottom.

Last month, Keepting Current Matters reported that billionaire John Paulson believes in the financial advantages of homeownership. He has often repeated: "I think, from an individual perspective, the best deal investment you can make is to buy a primary residence that you're the owner-occupier of.” However, he has not been the only billionaire to give such advice. As a matter of fact, that same advice has been given by people of wealth throughout the history of our nation. Here is a quote often attributed to Theodore Roosevelt, 26th President of the United States and billionaire real estate developer: “Every person who invests in well-selected real estate … adopts the surest and safest method of becoming independent, for real estate is the basis of wealth.”
Andrew Carnegie, one of the richest entrepreneurs in American history said:
“90% of all millionaires became so through owning real estate.”
 

Bottom Line

If the same advice has been given by the wealthiest people in each era of our country’s history, perhaps we should take it.

Every house on the market has to be sold twice; once to a prospective buyer and then to the bank (through the bank’s appraisal). In a housing market where supply is very low and demand is very high, home values increase rapidly. One major challenge in such a market is that bank appraisal. If prices are jumping, it is difficult for appraisers to find adequate comparable sales (similar houses in the neighborhood that closed recently) to defend the price when doing the appraisal for the bank.

With escalating prices, the second sale might be even more difficult than the first. And now, there may be a second issue further complicating the appraisal issue.

In today’s market, where demand is outpacing supply in many regions of the country, pricing a house is one of the biggest challenges real estate professionals face. Sellers often want to price their home higher than recommended, and many agents go along with the idea to keep their clients happy. However, the best agents realize that telling the homeowner the truth is more important than getting the seller to like them.

There is no “later.”

Sellers sometimes think, “If the home doesn’t sell for this price, I can always lower it later.” However, research proves that homes that experience a listing price reduction sit on the market longer, ultimately selling for less than similar homes. John Knight, recipient of the University Distinguished Faculty Award from the Eberhardt School of Business at the University of the Pacific, actually did research on the cost (in both time and money) to a seller who priced high at the beginning and then lowered the their price. Economics revealed:
“Homes that underwent a price revision sold for less, and the greater the revision, the lower the selling price. Also, the longer the home remains on the market, the lower its ultimate selling price.” Additionally, the “I’ll lower the price later” approach can paint a negative image in buyers’ minds. Each time a price reduction occurs, buyers can naturally think, “Something must be wrong with that house.” Then when a buyer does make an offer, they low-ball the price because they see the seller as “highly motivated.” Pricing it right from the start eliminates these challenges.

Spring is in full force; the summer months are right around the corner. If you are debating moving up to your dream home, here are four great reasons to consider buying today instead of waiting.
 

1.) Buyer Demand is High; Inventory Is Low
Recent numbers show that buyer demand is at the highest peak experienced in years, and inventory for sale is at a 4.6 months supply, which is still markedly lower than the 6.0 months needed for a historically normal market. The National Association of Realtors, Chief Economist, Lawrence Yun put it this way, "Demand in many markets is far exceeding supply, and properties in March sold at a faster rate than any month since last summer." Listing your home today can greatly increase exposure to buyers who are out in force and ready to act.

2.) Prices Will Continue to Rise
The Home Price Expectation Survey polls a distinguished panel of over 100 economists, investment strategists, and housing market analysts. Their most recent report projects appreciation in home values over the next five years to be between 11.7% (most pessimistic) and 27.5% (most optimistic). The bottom in home prices has come and gone. Home values will continue to appreciate for years. Waiting for your current home’s value to increase before selling could price you out of your new home if you aren't careful.

3.) Mortgage Interest Rates Are Still Near Record Lows
As we reported last week, interest rates have remained below 4% for some time now, and are substantially lower than the rate previous generations paid when getting a mortgage. The Mortgage Bankers Association, Fannie Mae, Freddie Mac & the National Association of Realtors are in unison projecting that rates will rise over the next 12 months. An increase in rates will impact YOUR monthly mortgage payment. Even an increase of half a percentage point can put a dent in your family’s net worth. Whether you are moving up or buying your first home, your housing expense will be more a year from now if a mortgage is necessary to purchase your home.

A recent Demand Institute report revealed “nearly half of all American households plan to move at some point in the future.” Seventy-five percent of those surveyed in the report cited one or more ‘location-related reasons’ for their eagerness to move. Here are the top 5 reasons:

While the majority of Americans (74%) will move within their home state, for the 26% planning to call a new state home, it is important to know that prices in each state are appreciating at different rates and waiting to buy or sell your home could cost you more in the long run. Don’t Get Caught in the ‘Renter’s Trap’ | Keeping Current MattersThere are many benefits to homeownership, one of top ones, is being able to protect yourself from rising rents and lock in your housing cost for the life of your mortgage. The National Association of Realtors (NAR) just released their findings of a study in which they studied “income growth, housing costs and changes in the share of renter and owner-occupied households over the past five years in metropolitan statistical areas throughout the US.”

Don’t Become Trapped


The study revealed that over the last five years, a typical rent rose 15%, while the income of renters grew by only 11%. If you are currently renting, this disparity in growth could get you caught up in a cycle where increasing rents continue to make it impossible for you to save for a necessary down payment. The top 5 markets where renters have seen the highest increase in rents since 2009 are:


- New York, NY (50.7%)
- Seattle, WA (32.4%)
- San Jose, CA (25.6%)
- Denver, CO (24.1%)
- St. Louis, MO (22.3%)
Homebuyers, who were able to purchase their home over the same five-year period and lock in their housing costs, were able to grow their net worth as home values have increased and their mortgage balances have gone down.

The 30-year fixed mortgage interest rate is currently still below 4%. Many buyers may be on the fence as to whether to act now and purchase a new home, or wait until next year, believing they still have time to lock in a low rate. If you look at what the experts are predicting over the course of the next 12 months, it may make the decision for you.

Predictions for 2016 2Q:

§ 4.2% - Fannie Mae
§ 4.7% - Freddie Mac
§ 4.9% - Mortgage Bankers Association           
§ 5.3% - National Association of Realtors
Even an increase of half a percentage point can put a dent in your family’s net worth.

Let’s look at it this way…

The monthly payment (principal & interest only) on a $250,000 home today, with the current 3.86% interest rate would be $1,173. If we take that same home a year later, the Home Price Expectation Survey projects that prices will rise about 4.4% making that home cost $11,000 more at $261,000. If we take Freddie Mac’s rate projection of 4.7%, the monthly mortgage payment climbs to $1,354. Some buyers might not think that an extra $181 a month is that bad. But over the course of 30-year mortgage you have spent an additional $65,160 by waiting a year.

Is the Housing Market Back? Ask Lowes & Home Depot! | Keeping Current MattersA recent Bloomberg Business article reports that both Lowes and Home Depot experienced fourth quarter profits that beat revenue projections by the most in six quarters. So what does that mean to the housing market?

Consumer Confidence


Lowe’s Chief Executive Officer Robert Niblock said, “Consumers are feeling better about their jobs, their wages and certainly feeling better about the value of their home, they are re-engaging in projects that they have put off.”

Sales to professional contractors have increased significantly as well, and were a driving factor in the quarter. Home Depot’s Chief Financial Officer Carol Tome calls this a “sign of health. If they are putting more items in their basket, it means they have work coming at them.” 


Home Values Rising


In a quarterly consumer survey conducted by Lowe’s since 2007, the percentage of respondents who said that the value of their home is rising increased to its highest value ever, at 50%. Whether Americans are finally adding that man-cave they’ve always wanted, or renovating a master suite, an increased confidence in the value of one’s home often sparks homeowners to invest in big-ticket projects. The National Association of Realtors (NAR) reports that the median price of an existing home (for all housing types) rose year-over-year for the 35th consecutive month. Not all who are renovating are planning on staying in their home. The Demand Institute reports that “nearly half of American households plan to move at some point in the future.” For those who are planning on listing their home this spring, spending the time and money needed to update that 1950’s bathroom or kitchen can fetch higher prices in today’s market.

Foreclosure Inventory Down 34.3% from Last Year

According to the latest CoreLogic National Foreclusure Report. Approximately 552,000 homes in the US were in some state of foreclosure as of December 2014. This figure is down 34.3% from the 840,000 homes in December of 2013. December marked the 38th consecutive month in which there were year-over-year declines. Anand Nallathambl, the President and CEO of CoreLogic, is hopeful for the future, saying:

“At current foreclosure rates, we expect to see the foreclosure inventory in the U.S. drop below 500,000 homes sometime in the first quarter of 2015 which would be another milestone in the healing of the housing market.”

The map below shows the percentage of foreclosure inventory in each of the 50 states and Washington, D.C. Thirty-six states have inventory below the national rate of 1.4% and can be seen in two shades of green.

Bottom Line

Even though some states have not recovered completely from the foreclosure crisis, the nation as a whole is on the right track as inventory decreases.

Recycle Your Christmas Tree Free in San Diego, California


Mayor Kevin L. Faulconer is reminding San Diegans that the City will collect and recycle Christmas trees for free over the next few weeks. The program is available at locations in neighborhoods across the city.

“San Diegans, we’re here to help during this holiday season,” Mayor Faulconer said. “Not sure what to do with your Christmas tree? The City will collect your tree and recycle it for you. It’s an easy and convenient way to make sure your tree gets recycled properly.”

The City’s 41st Annual Christmas Tree Recycling Program begins Friday, Dec. 26, and runs through Jan. 23. This year’s program offers 16 locations where residents can go to drop off their tree for recycling. The City also offers curbside pickup of trees for residents who receive curbside yard waste collection from the City.

Mayor Faulconer reminded San Diegans that by recycling trees residents can help reduce the amount of material in the landfill and give holiday trees a second life as compost, mulch or wood chips.

Harvard’s 5 Financial Reasons to Buy a Home

Harvard's 5 Financial Reasons to Buy a Home | Keeping Current Matters
Eric Belsky is Managing Director of the Joint Center of Housing Studies at Harvard University. He also currently serves on the editorial board of the Journal of Housing Research and Housing Policy Debate. Last year, he released a paper on homeownership - The Dream Lives On: The Future of Homeownership in America. In his paper, Belsky reveals five financial reasons people should consider buying a home. Here are the five reasons, each followed by an excerpt from the study:

1.) Housing is typically the one leveraged investment available.


“Few households are interested in borrowing money to buy stocks and bonds and few lenders are willing to lend them the money. As a result, homeownership allows households to amplify any appreciation on the value of their homes by a leverage factor. Even a hefty 20 percent down payment results in a leverage factor of five so that every percentage point rise in the value of the home is a 5 percent return on their equity. With many buyers putting 10 percent or less down, their leverage factor is 10 or more.”

2.) You're paying for housing whether you own or rent.

“Homeowners pay debt service to pay down their own principal while households that rent pay down the principal of a landlord.”

3.) Owning is usually a form of “forced savings”.

“Since many people have trouble saving and have to make a housing payment one way or the other, owning a home can overcome people’s tendency to defer savings to another day.”

4.) There are substantial tax benefits to owning.

“Homeowners are able to deduct mortgage interest and property taxes from income...On top of all this, capital gains up to $250,000 are excluded from income for single filers and up to $500,000 for married couples if they sell their homes for a gain.”

5.) Owning is a hedge against inflation.

“Housing costs and rents have tended over most time periods to go up at or higher than the rate of inflation, making owning an attractive proposition.”

Bottom Line

Realize that homeownership makes sense for many Americans for an assortment of social and family reasons. It also makes sense financially.

Some homeowners consider trying to sell their home on their own, known in the industry as a For Sale by Owner (FSBO). We think there are several reasons this might not be a good idea for the vast majority of sellers.

Here is a list of some of the people with whom you must be prepared to negotiate if you decide to FSBO.
-The buyer who wants the best deal possible
-The buyer’s agent who solely represents the best interest of the buyer
