Today’s Buyers Are Serious about Purchasing a Home

Today’s homebuyers are not just talking about their plans, they’re actively engaged in the buying process – and they’re serious about it. A recent report by the National Association of Home Builders (NAHB) indicates:

“…. Of American adults considering a future home purchase in the second quarter of 2020, about half (49%) are not simply planning it, they are actively engaged in the process to find a home. That is a significantly higher share than the comparable figure a year ago (41%), which suggests that the COVID-19 crisis and its accompanying record-low mortgage rates have converted some prospective buyers into active buyers.”

It’s no surprise that buyers are out in full force today. Many Americans now need more space to work from home, and the current low mortgage rates are providing an extra boost of motivation to enter the housing market.

If you’re considering selling your house, know that today’s buyers are serious about making a move. Your opportunity to sell your house in a market with high demand is growing, especially as more millennials enter the housing market too. The same report also notes:

“Of Millennials planning a home purchase in the next year, 57% are already actively searching for a home.”

Odeta Kushi, Deputy Chief Economist at First American, explains:

“When breaking down house-buying power by educational attainment for millennials in 2019, we find that the higher the education, the higher the household income, and the higher the house-buying power. In 2019, median house-buying power for millennials increased 16 percent relative to 2018.”

As demand for homes to buy grows and more millennials enter the market with growing buying power, the opportunity to sell your house grows too.

Bottom Line

Today’s buyers are serious ones and more millennials are helping to fuel that charge. So, if you’re considering selling your home, let’s connect today to determine your next steps in the process while buyers are actively looking.

10 Deadly Mistakes Home Buyers Can Make

Mistake NO. 1

Choosing a Real Estate Agent who is not committed to forming a strong business relationship with you. Or, hiring a "part-time" agent who only works on the weekends.

HERE’S HOW TO AVOID IT

Making a connection with the right real estate agent is crucial. Choose a professional who is dedicated to serving your needs – before, during and after the sale. Don't leave the largest financial decision you may ever make to chance.

Mistake NO. 2

Presenting an offer on a home without being pre-approved.This will set a buyer up for failure! Press Here to Learn More

HERE’S HOW to AVOID IT

Pre-approval will make your life easier – take the time to talk with a bank or mortgage representative or two so you can compare and feel comfortable. Their specific questions with regard to income, debt and other factors will help you determine the right business model for your investments. It is one of the most important steps in developing a strategy for creating wealth.

Mistake NO. 3

Not knowing the total costs involved.

HERE’S HOW to AVOID IT

Early in the investment process, ask your real estate agent or mortgage representative for an estimate of closing costs. Title insurance and lawyer fees should be considered. Pre-pay responsibilities such as homeowner’s association fees and insurance must also be taken into account. Remember to examine your settlement statement prior to closing.

Mistake NO. 4

Limiting your search to ads or the internet.

HERE’S HOW to AVOID IT

Many homes listed in magazines or on the internet have already been sold. Your best course of action is to contact a real estate agent. They have up-to-date information that is unavailable to the general public, and they are the best source to help you find the home you want.

Mistake NO. 5

Thinking there is only one type of investment strategy out there.

HERE’S HOW to AVOID IT

Buying a home is a process of elimination, not selection. New properties arrive on the market daily, so be open to all possibilities. Ask your real estate agent for a comparative market analysis.

Mistake NO. 6

Not considering long-term needs.

HERE’S HOW to AVOID IT

It is important to think ahead. Will your home suit your needs 3-5 years from now? How about 5-10 years?

Mistake NO. 7

Not following through on Due Diligence.

HERE’S HOW to AVOID IT

Make a list of any concerns you have relating to issues such as crime rates, schools, power lines, neighbors, environmental conditions, and resale value. Ask the important questions before you make an offer on a home. Be diligent so that you can have confidence in your purchase. You will find my "Market Insider Members Only" by Pressing Here

Mistake NO. 8

Not having a home inspection.

HERE’S HOW to AVOID IT

Trying to save money today can end up costing you tomorrow. A qualified home inspector will detect issues that many buyers can overlook. Agents are not home inspectors. Learn the difference by Pressing Here

Mistake NO. 9

Not examining insurance issues.

HERE’S HOW to AVOID IT

Purchase adequate insurance, including buyer’s Title Insurance. Advice from an insurance agent can provide you with answers to any concern you many have.

Mistake NO. 10

Not purchasing a home protection plan.

HERE’S HOW to AVOID IT

This is essentially a mini insurance policy that usually lasts one year from the date of sale. It usually covers basic repairs you may encounter and can be purchased for a nominal fee. Talk to your real estate agent to help you find the protection plan you need.

93.9% Of Homes in The US Have Positive Equity

CoreLogic’s latest Equity Report revealed that ninety-one thousand residential properties regained equity in Q1 2017. The outlook for 2017 remains positive as well, as an additional 600 thousand properties will regain equity if home prices rise another 5% this year.

The study also revealed that:

Roughly 63% of all homeowners have seen their equity increase since Q1 2016.The average homeowner gained about $14,000 in equity between Q1 2016 and Q1 2017
Only 1.6% of residential properties are near-negative equity.

Below is a map showing the percentage of homes with a mortgage, in each state, that have positive equity. (The states in gray have insufficient data to report.)

Significant Equity Is On The Rise

Frank Martell, President & CEO of CoreLogic, believes this is great news for the “long-term health of the U.S. economy.” He went on to say:

“Homeowner equity increased by $766 billion over the last year, the largest increase since Q2 2014. The rising cushion of home equity is one of the main drivers of improved mortgage performance. Since home equity is the largest source of homeowner wealth, the increase in home equity also supports consumer balance sheets, spending and the broader economy.”

Of the 93.9% of homeowners with positive equity in the US, 78.8% have significant equity (defined as more than 20%). This means that nearly three out of four homeowners with a mortgage could use the equity in their current home to purchase a new home, now.

The map below shows the percentage of homes with a mortgage, in each state, that have significant equity. (The states in gray have insufficient data to report.)

Bottom Line

If you are one of the many homeowners who are unsure of how much equity they have in their homes and are curious about their ability to move, let’s meet up to evaluate your situation.

What If I Wait Until Next Year To Buy A Home?

What If I Wait Until Next Year To Buy A Home? | Keeping Current MattersAs a seller, you will be most concerned about ‘short term price’ – where home values are headed over the next six months. As either a first-time or repeat buyer, you must not be concerned only about price but also about the ‘long term cost’ of the home.

Let us explain.

There are many factors that influence the ‘cost’ of a home. Two of the major ones are the home’s appreciation over time, and the interest rate at which a buyer can borrow the funds necessary to purchase their home. The rate at which these two factors can change is often referred to as “The Cost of Waiting”.

What will happen over the next 12 months?

According to CoreLogic’s latest Home Price Index, prices are expected to rise by 5.5% by this time next year. Additionally, Freddie Mac’s most recent Economic Commentary & Projections Table predicts that the 30-year fixed mortgage rate will appreciate to 4.5% in that same time.

What Does This Mean to a Buyer?

Here is a simple demonstration of what impact these projected changes would have on the mortgage payment of a home selling for approximately $250,000 today: What If I Wait Until Next Year To Buy A Home? | Keeping Current Matters

Harvard’s 5 Financial Reasons to Buy a Home

Harvard's 5 Financial Reasons to Buy a Home | Keeping Current Matters
Eric Belsky is Managing Director of the Joint Center of Housing Studies at Harvard University. He also currently serves on the editorial board of the Journal of Housing Research and Housing Policy Debate. Last year, he released a paper on homeownership - The Dream Lives On: The Future of Homeownership in America. In his paper, Belsky reveals five financial reasons people should consider buying a home. Here are the five reasons, each followed by an excerpt from the study:

1.) Housing is typically the one leveraged investment available.

“Few households are interested in borrowing money to buy stocks and bonds and few lenders are willing to lend them the money. As a result, homeownership allows households to amplify any appreciation on the value of their homes by a leverage factor. Even a hefty 20 percent down payment results in a leverage factor of five so that every percentage point rise in the value of the home is a 5 percent return on their equity. With many buyers putting 10 percent or less down, their leverage factor is 10 or more.”

2.) You're paying for housing whether you own or rent.

“Homeowners pay debt service to pay down their own principal while households that rent pay down the principal of a landlord.”

3.) Owning is usually a form of “forced savings”.

“Since many people have trouble saving and have to make a housing payment one way or the other, owning a home can overcome people’s tendency to defer savings to another day.”

4.) There are substantial tax benefits to owning.

“Homeowners are able to deduct mortgage interest and property taxes from income...On top of all this, capital gains up to $250,000 are excluded from income for single filers and up to $500,000 for married couples if they sell their homes for a gain.”

5.) Owning is a hedge against inflation.

“Housing costs and rents have tended over most time periods to go up at or higher than the rate of inflation, making owning an attractive proposition.”

Bottom Line

Realize that homeownership makes sense for many Americans for an assortment of social and family reasons. It also makes sense financially.
