The Surprising Profile of the Real Estate Investor

Over 10% of all residential homes are purchased by investors, and that number continues to rise. Who are these investors?

Many have speculated that the large institutional conglomerates such as Blackstone, American Homes 4 Rent, and Colony Starwood dominate investor purchases. However, a special report on investor home buying by CoreLogic, Don’t Call it a Comeback: Housing Investors Have Been Here for Years, shows this is not the case.

Ralph McLaughlin, CoreLogic’s Deputy Chief Economist and author of the report, explained his findings at the recent National Association of Real Estate Editorsconference in Austin:

“Investor buying activity in the U.S. is at record highs. And our records go back confidently, about 20 years…

What’s going on and why? Well, it turns out, it’s not the big institutional guys that are leading the increase in home buying. It’s actually the smaller guys. It’s those that have bought between one and ten properties over this 20-year period, they’re the ones that are really leading the increase in investor home buying.”

Here is the breakdown of the percentage of purchasers by type of investor over the last six years according to the report:

As the graph shows, the percentage of “Mom & Pop” investors is currently dominating the number of homes purchased by investors, as the percentage of homes purchased by both professional and institutional investors is falling.

Bottom Line
Most houses purchased by an investor are bought by small investors looking to diversify their financial portfolio by adding a real estate component. If you are investing in real estate as either a landlord or someone who fixes-up and flips the house, let’s chat about the ways you can build or liquidate your current portfolio of properties.

Americans Believe Real Estate is Best Long-Term Investment

According to Bankrate's latest Financial Security Index Poll, Americans who have money to set aside for the next 10 years would rather invest in real estate than any other type of investment. Bankrate asked Americans to answer the following question:

"Which would be the best way to invest money you did not need for more than 10 years?"

Real Estate came in as the top choice with 25% of all respondents, while cash investments (such as savings accounts and CD's) came in second with 23%. The chart below shows the full results
:
Sterling White, co-founder of Holdfolio, gave one reason as to why real estate may have ranked so high. "Houses are tangible. You can physically see and feel the product. So you know where your money is going." July's poll also found that for the "26th consecutive month, Americans' sense of financial well-being improved when taking into account debt, savings, net worth, job security, and overall financial situation."

Bottom Line

We have often written about the financial and non-financial reason homeownership makes sense. It is nice to see that Americans have returned to a belief in homeownership as the best investment.

Investors: More Sales and Higher Prices

The National Association of Realtors recently released their 2016 Investment and Vacation Home Buyers Survey. The survey revealed many characteristics of both vacation home purchasers and investors. Two weeks ago, we posted on the vacation home market. Today, we want to concentrate on the investor real estate market. The survey revealed that investment-home sales in 2015 jumped 7.0 percent to an estimated 1.09 million from 1.02 million in 2014.

Lawrence Yun, NAR's chief economist discussed the increase in the number of sales:

"Despite a smaller share of distressed properties coming onto the market, investment purchases reversed course in 2015 after declining for four straight years. Steadily increasing home prices and strong rental demand appear to be giving more individual investors assurance that purchasing real estate will diversify their portfolios and generate additional income if they decide to rent out the home."
Prices Are Also Up

The price paid by investors also increased in 2015 by 15.3%.

Tomorrow, we will be providing an infographic that will highlight the other findings about investors from the survey.

Real Estate Shines as an Investment in 2015

A survey by The Joint Center of Housing Studies at Harvard University reveals that when a family is buying a home they consider the financial benefits of homeownership along with the social benefits. The survey mentions things like:
- Paying rent does not make sense

- Buying a home is investing in your retirement.
- Home equity gives you something to borrow against.

Real Estate Again Seen as Best Investment

Real Estate Seen As Best Investment Again | Keeping Current Matters

We are almost back to ‘pre-housing crash’ home values. The inventories of distressed properties (foreclosures & short sales) are shrinking dramatically. The economy is improving. The job numbers are headed in the right direction.
The big question that still remains: Have Americans regained their confidence in real estate as a worthy investment?
According to a survey conducted by Princeton Survey Research Associates, Americans have put real estate back into first place as the best of all investments.

Here are the results of the survey:

Best Investment | Keeping Current Matters

Bottom Line

Homeownership never lost its place as a key component of the American Dream for a host of financial and non-financial reasons. It is good to see that it has regained the top spot as best overall investment.
